The 25-Point Site Visit Checklist for a Ready-to-Move Apartment

A ready-to-move visit is different from a launch visit: there is no show flat to charm you and no render to argue with. What you see is what you buy. That is an advantage — if you look at the right things. Print this list or keep it open on your phone.

Inside the apartment

  1. Walk every room with the sanctioned floor plan in hand and check that walls, windows and balconies match.
  2. Look for seepage marks on ceilings, especially below bathrooms and on the top floor.
  3. Open every tap and flush every toilet; check water pressure on the highest floor of the tower.
  4. Check the electrical panel for a labelled distribution board and confirm the sanctioned load.
  5. Test doors, windows and sliding balcony doors for alignment and locks.
  6. Note the direction the main balcony faces and the time of day you visited — light changes everything.
  7. Measure one room yourself and compare it with the plan.
  8. Ask whether modular kitchen, wardrobes, ACs or fittings are included in the price.

The tower and the society

  1. Ride the lift; count how many serve the tower and whether one is a service lift.
  2. Check the power backup capacity per apartment and the diesel cost recovery.
  3. Ask for the monthly maintenance rate per square foot and what it covers.
  4. Look at the basement parking — allotted slots, lighting, drainage.
  5. Walk into the clubhouse and see which facilities are actually running.
  6. Read the society notice board: it tells you about disputes, dues and upcoming repairs.
  7. Ask how many units are owner-occupied versus rented.
  8. Check the water source — municipal supply, tankers or borewell — and the treatment plant.

The neighbourhood

  1. Drive from the gate to your office at the time you would normally leave.
  2. Locate the nearest hospital with an emergency ward, the nearest school and a daily-needs market.
  3. Check the approach road width and whether it floods in the monsoon (ask a guard, not a broker).
  4. Look at what is under construction next door and how tall it will be.

Documents to ask for before you leave

  1. Occupancy certificate (OC) or completion certificate for the tower.
  2. RERA registration number, if the project was registered.
  3. Copy of the sanctioned building plan for the unit.
  4. Latest maintenance bill and a no-dues confirmation (for resale).
  5. The seller's title document and the chain of previous transfers (for resale).
